THEY'VE got dancing poles next to the beds, a spa in nearly every room and decor choices ranging from leopard print walls to chessboard tiles - but one thing NSW's brothels are not is cheap.

The state's usually out of sight brothels have recently come under the spotlight as a string of adult shops converted from old warehouses and commercial buildings hit the market for sale.

There are currently four bordellos spread around the state up for grabs ranging from $550,000 to well over $1.5 million - remarkable prices considering all but one are in Sydney.

The listings have come in the wake of a round of successful sales in late 2017.

They included a Rockdale brothel with blacked out windows which changed hands in December for an undisclosed sum thought to be around the $1 million mark.

The "bang for back" offered to buyers makes for more unusual reading.

The listing for a Coffs Harbour brothel currently for sale at $1.4 million categorises the business within the medical/consulting and retail sectors, boasting of the property's six "consultation rooms".

It includes a bedroom with a mini stage, which pictures suggest was partly occupied by a mattress and floor-to-ceiling pole.

Other rooms have spas and there is "abundant parking", according to the listing.

The marketing materials also suggest the current brothel tenant leases the property out for about $98,800 a year.

A former warehouse in the Tweed Heads region offers five bedrooms, at least one of which includes a bath in the centre of the room.

Most of the rest of the interior is painted purple and there is a generous spread of mirrors. The property is for sale at $550,000.

Possibly the most surprising brothel building, considering its size and shape, is a double-storey weatherboard structure next to an auto repairs store in the Hunter Valley.

It houses a shed out the back and is painted a faded shade of baby blue. The windows are also covered up.

Brothels have also been exchanging on the rental market too - a Central Coast bordello described by the listing agent as "Moulin Rouge-style" was advertised for rent in December.

Earlier in the year a brothel premises in St George suburb Blakehurst - which consisted of six bedrooms, all with showers - was rented only a day after hitting the market for lease.
