COFFS HARBOUR could become the Dubai of the Mid North Coast if one of the United Arab Emirates' richest sheiks is granted approval to build a 40-storey high rise off Diggers Beach.

And Sheik Fakhr de Aprildin, from the Dubai Waterfront Company, has also lodged a development application with Coffs Harbour City Council to build a luxury high rise apartment block on the Jetty car park.

Dubai Waterfront is renowned for Palm Island, the largest man-made development in the world, where the sea is dredged and luxury estates are built upon land that was previously underwater.

In a leaked memorandum obtained by The Coffs Coast Advocate, the company hints at a plan to dredge the local beaches to create an island in the shape of a banana, to keep in line with what they call 'current tourism initiatives'.

"A high rise of this size would raise the status of Coffs Harbour," the memo said.

"The world will come to Coffs Harbour to see Sheik Fakhr de Aprildin's Australian palace."

It is believed several streets in and around Diggers Beach will be renamed with Arabic names like Jihad Avenue.

The memo also states the sheik will be seeking to section off south of the Jetty to berth his private fleet of more than 20 yachts, which accompany him wherever he goes.
