IN terms of the information required this largely depends on the chosen lender and the type of loan you are applying for. Here is a rough guide on what you need to have when meeting a ratesonline broker.

The Proper Identification

• An Australian Passport, Birth Certificate, other passport and Permanent Residency Visa
• Marriage certificate if applicable
• Driver's License

Documents required for Purchases or Construction loans

• Copy of the Contract of Sale
• Building specifications and plans including Builder's License No.

Documents Required for Full doc loans

Employee:

• 2 latest pay slips
• Tax Group Certificate
• Bank statements

Self-Employed:

• Business and ABN details
• 2 years tax returns & 24 months financial statements
• BAS statements (current year)

Other Income

Rental Statements & leases

Rental appraisal from Real Estate Office

Documents Required for Lo doc loans

• Lo-doc declaration signed filled in and dated
• ABN + GST registration
• Accountant Letter

Documents Required for ALL LOANS

• Last 6 months savings statements
• A Statutory declaration for any gifted funds
• Line of credit statements

For re-finance:

• Last 6 months of loan statements NOT MORE THAN 6 WEEKS OLD (ONE ORIGINAL REQUIRED)
• Last 3 months Credit Card statements
• council / water rates notice

Further requirements - If Applicable

• Completed First Home Owner Grant application form 
• Credit Impairment/Bankruptcy explanations
